A vacant building site tucked into San Juan Canyon located at the terminus of one side of Alhambra drive this downslope lot offers a unique opportunity for those looking to build a new custom home in tranquility and nature. Imagine looking out your windows toward the splendor that the canyon has to offer & see a hawk soar toward and above Sugarloaf Mountain. Use the space to create your own dream or use the designs provided by acclaimed contemporary architect Fred Herring provided as part of the sale if you like.

THE DETAILS

Price: $595,000

Size: 7,459 Sq Ft (Build site. Per B&H Survey)

APN#’S 043-222-080 (Build site) & 043-222-720 (Floor Area Transfer)

Zoning & Build Size: HRO-2, due to “Floor Area” lot being included, the maximum home size of 3,500 sq ft should be possible. This size doesn’t reflect what the finished sq ft of the living space will be, rather total sq ft. With garage factored in it would be safer to say the total new home size maximum would be somewhere closer to 3,000 Sq Ft.

Utilities: Sewer is provided through City of Belmont Public Works Department, Water is provided through Mid-Peninsula Water District and Gas & Electric provided through PG&E. See survey map for location of utility box very near to site underground. See sewer map from City of Belmont included in disclosures.

Site: At the end of the existing section of the 2900 block of Alhambra Drive in Belmont. Downslope from street level. Home on one side, unimproved land on other side. Looking toward Sugarloaf Mountain from a direct vantage point and into the hillside of San Juan Canyon. Very private, serene, tranquil and because the ‘floor area’ lot preserves so much of the hillside, it will almost certainly remain this way into the future.

Included in Sale: Both lots, surveying work done by B&H Land Surveying (both corner and topo), multiple plan sets done by Fred Herring of Herring & Worley.

THE ARCHITECT

Fred Herring is a well respected local architect having designed many notable homes throughout San Mateo County and Silicon Valley. The designs he has provided can be taken through completion or you can choose to use them as a base and make changes.

THE DESIGN

The home versions designed by Herring & Worley were designed around the following ideas and requirements to guide them: windows facing nature & unbuilt side of space, limit privacy impact to neighbors at 2929 Alhambra Drive, full compliance with City Codes of Belmont and HRO Zoning Standards, main house with an ADU option, contemporary timeless design.

The first plan set features a smaller home with a round “egg” outside design and a smaller ADU.

The second set featured a larger home and larger ADU unit.

The design of the smaller ADU and the larger home was thought to be most desirable so the most examples of Version III exist. Several exterior renderings showing different options in terms of roof color and siding materials are provided to help conceptualize some ideas. This is, of course, the tip of the iceberg and a buyer can choose what suites their tastes.

However given that the plan sets have not yet been submitted for approval, there is always an opportunity for a new buyer to change the direction to their liking with ease. The ADU was placed on a section to utilize the somewhat flat portion of land where a tiny plateau existed.
